Modular Home Construction

Our modular homes are designed to meet or exceed all state and local building codes.  Before a new house plan can be built, it must be engineered, approved by a Third Party Agency and sealed by the state agency that oversees modular construction.  In South Carolina that agency is the SC Building Codes Council and in North Carolina it is the North Carolina Department of Insurance, Office of State Fire Marshal.

Inspections by the Third Party Agency are performed randomly without any prior notice to the manufacturer.  These inspections include comparison of the plans to the product being built, as well as conformity to all state and local building codes.

Santee Modular Homes, Inc. construction begins with 2x10 floor joists utilizing a double band strength system.  There are no metal frames or I-Beams in any of our modular homes.  We use only #2 grade lumber or better.  For more information regarding other construction materials and specifications please refer to our Specifications Page.

All of our homes are built to a standard 120 mph wind load.
